How the job runs
Most of the difference between a good concrete clean and a bad one is what happens before the trigger gets pulled.
Walk the surface
Concrete, pavers, flagstone and stamped decorative all take different pressure. We check what we are standing on before anything is switched on.
Pre-treat
Oil stains, mold and organic growth get treated first so they lift rather than needing to be blasted off.
Surface clean
A rotary surface cleaner for flat runs, which gives an even finish with no wand stripes across your driveway.
Detail and rinse
Edges, expansion joints and borders by hand, then a full rinse so nothing dries back onto the surface.
Why pressure alone is the wrong tool
Turning the pressure up is the fastest way to damage what you are cleaning. Too much leaves permanent wand marks on concrete, strips the joint sand out of pavers, and takes the sealant off a stamped or sealed slab.
The cleaning is mostly done by the pre-treatment and the right technique. The pressure is there to rinse the result away, not to grind it off.
What we can and cannot remove
Surface dirt, mold, algae, leaf tannin and most oil come up well. Old oil soaked into unsealed concrete will lighten but may not vanish. Rust and paint need separate treatment — we tell you which yours is when we quote, not after.
Commercial and multi-unit
Entryways, breezeways, drive-throughs, dumpster pads and parking areas. Scheduling outside business hours is usually no problem — just say so.

Common questions
Will it damage my concrete?
Not the way we run it. The risk with power washing is almost entirely down to using too much pressure for the surface, which is why we match it to what is actually there.
How long does it take to dry?
A few hours in normal San Antonio weather. You can usually walk on it well before that.
Do you need my water and power?
An outdoor spigot, yes. We bring everything else.
Can you do the house too?
The house exterior wants soft washing, not power washing — low pressure and a cleaning solution instead. Plenty of customers book both at once.
