A roof is the most expensive thing on a house to replace, and cleaning it the wrong way takes years off it. Where feasible, we never walk it or put pressure on it — the solution goes on from ladders and the weather rinses it clean.

How we do it

The whole method is built around not touching the roof surface itself if feasible.

Assess from the edge

Material, pitch, condition and what is actually growing. Tile, asphalt shingle and metal are not the same job.

Protect below

Landscaping and anything at the drip line gets wetted and covered first.

Apply from ladders

The solution is applied from the perimeter. If feasible, nobody stands on your roof, so nothing gets cracked or scuffed.

Let it rinse

It keeps working after we leave and rinses clear over the following rains. Streaking fades rather than vanishing the same afternoon.

What those black streaks actually are

A hardy algae that feeds on the limestone filler in asphalt shingles. Left alone it spreads, holds moisture against the roof, and eats away the granules protecting the shingle from UV. Moss and lichen root in and lift the edges.

So it is not only cosmetic. Removing the growth stops it eating the shingle, and stops the moisture retention that shortens the roof's life.

Why nobody should be walking on it

Foot traffic dislodges granules on asphalt and cracks tile you will not know about until the next heavy rain. Pressure washing does all of it faster — and on most roofs it voids the shingle warranty outright.

How long the results last

Typically several years, depending on shade and how much organic litter lands up there. Overhanging trees shorten it considerably.

Common questions

Will it void my warranty?

The opposite — soft washing is the method most shingle manufacturers point to. Pressure washing is what voids warranties.

How soon will it look clean?

Some improvement is immediate but the full result develops over the following weeks as it rinses. It is not an instant transformation and anyone promising one is pressure washing.

Is it safe for my plants?

With the pre-wet and cover step, yes. That step is not optional and it is where careless operators cause damage.

Can you do tile and metal?

Yes. Both are handled, and both are assessed first because they behave differently from asphalt.
